THE PLAN
VTF Excavation was contracted to develop 29 residential lots, including full underground utilities and engineered grading. The plan emphasized coordinated sequencing of multiple utility systems and efficient site preparation to create development-ready lots while maintaining long-term reliability and stormwater management.
THE WORK
VTF Excavation completed approximately 60,000 CY of mass earthwork to establish site grades and drainage patterns across the 29-lot expansion, with excavation depths reaching 14 ft. Crews installed 4,500 LF of watermain, 6,000 LF of sanitary sewer with 17 structures, and 8,000 LF of storm pipe—including 4,000 LF of perforated drain tile—along with 36 storm structures. The existing retention pond was relocated while maintaining stormwater flow capacity and overall drainage performance.
Work was carefully sequenced to integrate multiple utility systems while maintaining proper elevations and structural integrity. Coordination with electric and gas providers ensured steady progress as the subdivision advanced toward completion.
THE RESULTS
VTF Excavation delivered 29 fully serviced, development-ready lots on schedule despite spring weather conditions. The project met all engineering standards and demonstrates VTF’s expertise in large-scale residential development through successful coordination of multiple utility systems and site preparation, supporting future homes and continued community growth.
