Bruns Apartments Phase 2

Brookville, Ohio

THE PLAN

The Bruns Apartments Phase 2 project prepared a Brookville, Ohio site for future residential development, including 21 building pads and a new street connection between Meadow Glen Avenue and Bruns Drive. The plan included clearing the site, grading, and installing complete underground utilities to ensure a safe, functional, and buildable neighborhood layout.

THE WORK

In 2024, VTF Excavation constructed the new roadway, completed mass excavation and stonework, and cleared forestry to create buildable lots. Crews installed 1,900 LF of 12”–24” storm sewer, 1,500 LF of 8” sanitary sewer with 800 LF of laterals, and 1,600 LF of 8” watermain with 3,000 LF of service lines, including hydrants, valves, and meter pits. Our in-house design team balanced the site and made real-time field adjustments to minimize cost and maximize efficiency. Careful coordination of grading, utility installation, and site access ensured the project was completed efficiently and to high-quality standards.

THE RESULTS

The project successfully prepared the Bruns Apartments site for residential development, providing complete street infrastructure, utilities, and site grading to support a new community. The improvements ensure a safe, reliable, and fully serviced site ready for construction, reflecting VTF Excavation’s expertise in residential site development.
